It was a good week on Round Hill Road.

Wednesday afternoon, the gunite crew finished the infinity pool shell — two days ahead of the schedule we set in February. I was on site when the vanishing edge form came off. The geometry is exactly right, and the scale of it against the treeline is something I think you will find genuinely moving when you see it in person. I have uploaded twelve photographs to your portal, including several detail shots of the overflow edge that I wanted you to see before the marble arrives.

Monday, the plumbing team begins rough-in on the main shell. The Carrara supplier confirmed the marble shipment this morning — delivery expected the week of July 28th, keeping us ahead of the August contingency window.

Budget remains clean. $2,448,500 projected against $2,400,000 contracted. The Calacatta upgrade is the only variance and it was the right call.

I will be on site Thursday morning and will send you a note afterward.

The stone is laid and it is exceptional.

The Calacatta Oro slabs across the main entertainment terrace were completed Thursday. I have seen a lot of stone work over the years and the Granite Ridge team has done something genuinely beautiful here — the veining runs almost continuously across the seams in a way that reads as one unbroken surface. When the furniture arrives and the planting fills in around it, this terrace will be the heart of the property.

We are 60% through the stone program and running three days ahead of schedule. Sarah Chen was on site Thursday morning and confirmed the work quality and the pace. No issues to report, no decisions needed from you this week.

Budget is exactly where it should be — $1,850,000 contracted, zero variance, no change orders. That is unusual at week six on a project of this scope and it reflects the quality of the planning work we did together before breaking ground.

Next week the team begins the staircase connecting the upper terrace to the lower garden. I will send you photographs of the stone selection for the risers before anything is committed.

The pergola is installed and I want you to come and see it.

The motorised pergola system structure went up Tuesday and Wednesday. I spent an hour on site Friday afternoon opening and closing the louvres, adjusting the light, watching how the shadow patterns move across the deck. It is exactly what we drew on paper eighteen months ago and it is better than the drawing. The motorised system is whisper-quiet and the blades track within a degree of where you set them. I think you will be very pleased.

The luxury outdoor kitchen kitchen rough-in is 80% complete. The appliances are confirmed for delivery Monday July 24th — I need your approval on Change Order #002 (the upgraded outdoor kitchen package, +$28,500) before that delivery so we can receive and install in the same window. I sent the approval form to your email on Monday. If you can sign it today or tomorrow, we stay on schedule. If it slips past Friday, the delivery window moves and we lose approximately ten days. I wanted to be direct with you about that rather than let it become a surprise.

Everything else is tracking cleanly toward the August 20th handover.

I would love to have you both on site any morning this week if you would like to see the pergola before the kitchen goes in. Just say the word.
